The act of sealing your driveway is a pretty basic and affordable task, but it can save you a lot of money over the course of your home ownership by reducing the likelyhood of a total driveway replaced. Like changing the oil in your car, driveway sealing helps ensure that you driveway will perform for you as long as possible.
Intense ultra-violet light exposure, extreme temperature changes and the inevitable effects of snow removal wear on your driveway. Periodic driveway sealing helps protect the oils that bind the asphalt materials together. It seals over the porous asphalt surface, reducing the chance of sub-surface water damage. Crack filling minimizes the amount of water that can penetrate down to the base material and erode away the driveway foundation.
Pressure Wash:
We use a 4,000 psi pressure washer to blow out the dirt, pollen and other items that collect in the pits and depressions of the asphalt surface. This step is extremely important because removing this debris allows the driveway emulsion to cure directly to the asphalt surface. Premature emulstion chipping and flaking pften happens when the asphalt emulsion is applied over a thin layer of debris and does not cure directly to the driveway material, as is often the case if the driveway is blown off with air pressure.
Crack Fill: We use Crafco Superflex hot crack filler. Crafco regarded by professionals in the asphalt maintenance business as the best engineered heated crack filling product. This rubberized material is a solid at ambient temperatures and becomes viscous at higher temperatures. It is important to know the heat tolerances of this material as applying it at too low of a temperature will not allow the product to seep into the crack and properly bond to the crack's inside asphalt edges and overheating the product will change its structure and negatively affect its performance.
Emulsion Coat: After much research, we have concluded that SteelGuard 60 with a 2% latex additive is the best emulsion material choice for our area. SteelGuard 60 is manufactured in the Sacramento area by a company called RaynGuard. RaynGuard's engineers have designed SteelGuard 60 to work well in the Sierra's difficult environment. The number 60 in the product's name denotes that 60% of the material is comprised of solid matter, including shale, sand and clay. The latex additive does two things. First, it makes the product easier to work with while it is being applied, resulting in a smooth and even driveway surface. Second, it forms a harder finsihed product than driveway products that do not contain latex.
Oil Spot Prime: Excessive motor oil and other petrolium products that have dripped into your asphalt tend to leech up through newly applied seal coat materials. By both burning off this oil with a propane torch and applying a latex primer to the oil spots we reduce the likelihood of these oil spots reappearing through the new asphalt emulsion.
Minor Asphalt Repairs: We can perform minor repairs (up to a 12" x 12" patch) to your driveway. If your driveway requires more significant work, we cn help you coordinate this work with a licensed paving contractor.
